Your search criteria
Once you have registered your details and requirments on our website we can begin the search for a new home.
Arranging Views
We give you information on properties that meet your requirements and arrange viewings to go see them. We have long opening hours (9am to 9pm) and operate 7 days a week so we can arrange a viewing at your conveniance. However properties in London have a tendancy to go off the market very quickly so don't leave it too long to make a viewing appointment.
The Paper Work
Once we've found your new home, we will begin the paper work for you. We will send out an application pack for you to complete and return together with a letter of agreement in principle. We request some personal information (ID, financial status, employment status and reference) with the pack, so we can conduct some checks and draw up a tenancy agreement (see money matters section below for detail of security deposits, rent and administration fees). We aim to complete most applications within 48 hours otherwise so you can move into your property on time.
Your New Home
Once all the checks are sucessfully completed, the Landlord has given approval, and all money moatter settled and you have signed ont he dotted line to accept the terms of the tenancy agreement, we will take you to your new home and do some final checks, inventory and reading the utlity meter, once complete we will leave you to enjoy your new home.
Money Matters - Deposits, Rent Advances, Fees & Charges
We like to make sure that everything is crystal clear and that there are no nasty suprises for you when it comes to renting through us.
Once you have decided to rent a property, we will require a small holding deposit from you. This is non refundable should your application fail but can be put towards the security deposit/bond and is paid back at the end of your tenancy. The holding deposit is normally £300, this ensures the landlord that you are serious about renting the property and also allows us to take the property off the market and hold on to it for you unitl you move in.
Before we can hand over the keys, you must ensure that the security deposit/bond of 4-6 weeks rent (depending on the property) and one month rent in advance is paid to begin a tenancy. There is also an administration charge to setup the tenancy, the amount depending on the tenancy agreement.
Administration Fee
This is a one off non-refunable fee payable before the tenancy begins. This is so we can cover the costs for the time and effort we spend in ensuring that the property you are renting is safe, in a good condition and all the paper work is done so it is legally binding for both parties involoved.
The admin fee includes the following:- ID Check,
- Credit Check,
- Employment Reference Check,
- Character References,
- Drawing up of a tenancy agreement,
- Arranging collection of rent
- Transfering deposits to a government approved Deposit Protect Scheme
- *Inventory - where eLondon Lets is managing the proeprty on behalf of the Landlord
Tenancy Agreeemnt 6 months and over based on Assured Secured Tenancy
Administration charge of £100.00 per tenenacy agreement regardless of number of occupants and size of the property.
Short Lets of less than 6 months, Flatshares & Room lets
Admin charge of £95 per person however discounts are available on 3 or more tenancies contracted at the same time
All fees annd charges will be specified on you tenancy agreement. Your tenancy agreeemnt will also set out the end and start dates, amount of rent due for each month and when the rent will be collected. It is your responsibility to carefully read the terms of the tenancy agreement and make sure you understand what it means for you before signing the contract.
